We are professional Real Estate Agency, registered in Vidin Law-Court with BULSTAT Number 105582986. Our website www.BulgarianRealEstates.net is created to provide information about selling of properties and
comprehensive services during the entire process of purchasing of a
property in Bulgaria.
Our Commission and Fees:
- Agency commission: 3 % of the purchase price of the respective property with minimum fee of 450 EUR. - Our agent fee including services during the process of purchasing such as preparation of all necessary documents: contracts, paperwork, communication costs etc, full checks on the title deeds and the ownership.
- Company registration fee: According to Bulgarian legislation foreign citizens can buy properties in Bulgaria only through opening a limited company and for registration of your Bulgarian firm our tax is 450 Euros. The price includes all fees: law court and notary taxes, solicitor taxes, application taxes translations, etc. (This price does not include 2.600EUR starting capital for the registration of the company. It can be withdrawn from the bank entirely as soon as registration is completed and used as a part of the payment of the property.) After the company is already established, we proceed and acquire the property ownership rights for you and you become the new owner.
- Additional charges: These other expenses are usually around 3%- depending on each property including: Notary fees-A Notary Public is a certified official that is authorized to transfer title and legalize property purchases in Bulgaria. Government Tax when purchasing a property stamp duty and etc.
- Property and company maintenance fees: after your purchase a property in Bulgaria and transferred to your Bulgarian Ltd Company name you need to transfer the utility bills (electricity, water, etc) to your company name, and lots of others. Therefore, we have created after sale services pack called company and property management. This service pack makes sure all details are arranged well in advance.
- Transport/ taxi charges: For viewing trips in using our company car we charge 0.25 Euros per km to cover the fuel consumption.
